What does a commercial lines inspector do?
Our
commercial lines inspectors have the ability to set appointments as needed,
inspect the physical location, describe the operation, and note hazards.?The must also be able to measure and diagram
the building and supply digital photographs. And, in most of our commercial
reports, they must be able to supply a simple, clear and concise narrative.
Commercial
reports are submitted on a MS Word Template form (at this time). Diagrams &
Photos are submitted on our UIRS web site
These
template reports supply standard, straight forward questions for the commercial
inspector to address.

Appointments
Many
accounts require an appointment.?
These
appointments are normally ‘Courtesy Appointments?where you set an open time block
to meet the policyholder or his/her representative.
A good
inspector recognizes the different types of operations and knows their normal
hours of operations.?That is to say, a
Pizzeria should not be inspected during lunch time. Or a Doctors office may not
be open everyday.
Good
inspectors may be able to gather much of the information they need to report
during the phone call to set the appointment and save time in the field.
Photos
Photos are normally
supplied showing the front and the rear of the exterior of the policyholder’s
building.
Plus
descriptive photos are supplied for the interior as well.?These interior photos should show areas where
the general public has access, kitchens areas and cooking equipment, utilities
(as needed), and of course hazards or conditions you have noted (you should
describe these photos in your report as well).
Fire ?
Physical
UPFRO’s
inspection template asks direct questions about the building and the area.?The inspector should recognize foundation
types, construction types, roofs, utilities, etc.
Liability
How can
someone get injured while at this location??
Is there adequate egress (a
means to get out)?
Are there
Lit Exit Signs and Emergency Lighting??
Do doors open outward? Are there Fire Lanes in front of these doors?
Are there
apartments in this building? Do they have smoke detectors in each apartment and in
common areas?
Our template
reports are designed to address the most common underwriting concerns. A good
eye and good photos are important.
Is there
any potential for an injury away from the policyholder’s location? Does the
policyholder deliver? Install? Make repairs?
A good inspector
recognizes the type of operation he/she is inspection and asks the appropriate
questions.
Burglary
A
description of the contents the policyholder has is easily completed in our
template report. Describing locks, alarms, etc are also important.?A good inspector knows what to look for and
how to ask questions.
Narration
& Diagram
When the
policyholder is a building owner, you must diagram the entire building,
describing each sections and floors use.?
There is a
difference when the policyholder is the absentee landlord (he rents out the
building to others) and when he occupies the building his/her-self.?You must indicate the area(s) (part or all)
of the building the policyholder uses.
If the
policyholder is simply a tenant, the diagram need only show the measurements of this area.
Recommendations
When a good
inspector notes a hazard or a condition that should be corrected, these are
reported separately on our template forms.?
The inspector should be able to clearly and concisely describe these (a photo alone is not good enough).
Special
Hazards & Riders
Commercial
Kitchens, Day Care, Social Clubs or Church Organizations are atypical
operations where more specific information needs to be supplied.?UPFRO has the template inspections to guide
you through these as well.

What about training, resources or help?
UPFRO has
ample training materials, from Best LC&E and Safety Manuals to NFPA
Guidelines.?UPFRO interprets these and
supplies you with the training and answers you need to complete your
inspection.
How long should it take to complete a standard
commercial inspection?
Once the appointment has been set, your time at the policyholder’s location may vary depending on the size of the building or complexity of the operation. On average you may expect to spend 10 to 20 minutes at the location.
A good pre-inspection phone call can streamline the amount of time you need to spend at the risk location.
Once you
return to your home/office, it may take you an additional 10-20 minutes to
complete the template, the diagram, upload your digital photos and complete your fee information.?You skills, computer
& internet connection speeds are important.

What type of commercial risks does UPFRO normally
inspect?
The types
of commercial inspections we complete are normally referred to as “Mom &
Pop Shops?and range from restaurants, pizzerias, apartments, condo complexes,
retail operations, beauty parlors, etc.?
We do not market inspections for the larger risks, such as industrial,
chemical manufacturing plants, etc.
